Application & FAQ
Those who are interested should use our online application portal to submit their applications. Please make sure all fields are completed correctly and all requested documents are uploaded.
Self-financing applicants must show sufficient income to prove their ability to settle payments according to our/own schedule. For applicants who have selected end-user financing, they are eligible if they meet the criteria set by the bank to evaluate loan eligibility.
Please note that eligible income may vary case by case, based on the information provided by the applicant in the loan application form. If you are not eligible for the loan amount you prefer, you can choose to add participants to your loan. If you choose to add participants, you are required to add them when submitting your application
A booking letter specifying apartment details, price and required loan amount will be issued upon completion of 1st floor slab. Customers must approach the endorsed banks with the booking letter to begin the loan process. Once the loan is approved, and the sale and purchase agreement is signed, a quadripartite agreement will be signed between the bank, customer, Urbanco and the developer. Once signed, the Bank will disburse the payments to the developer as per the developer's payment schedule. Customers will be required to pay the bank according to the loan servicing schedule agreed between them and the bank.
No, the pension option can only be applied to projects that have been 100% completed. Therefore, at this time, we are unable to offer the pension option for the payment of the apartment.
Yes you can. However, the proposed schedule must be reasonable and repayment duration should not exceed the construction period. The proposed schedule will only be accepted if the applicant can prove their ability to settle payments and if the proposed schedule does not deviate too much from our payment schedule.
If you plan to purchase apartment through bank end user financing, this option is unfortunately unavailable.
You will receive an application approval email from Kandoofaa Investments with a draft of the commitment agreement attached, requesting for booking confirmation. Once we receive your confirmation, the commitment agreement will be signed with Kandoofaa Investments Private Limited. Booking for the apartment will be cancelled if the applicant fails to sign the commitment agreement by the given time frame.
Once an application is submitted, you cannot make any changes to it. Therefore, we advise not to rush to submit the application form. Bookings are not awarded on a first-come, first-served basis.
Applications are not evaluated on a first-come, first-served basis. Bookings will be evaluated and awarded on a per-apartment basis. An internal committee will review all applications received for a specific apartment and award bookings based on the income and advance payment of the applicant.
Applicants should provide their ID card, bank statement, and other income supporting documents for both themselves and any participants added to the application form. If you plan to use pension fund towards advance payment, applicant is required to submit a screenshot of the pension account balance. Bookings will be awarded for applications with proper documentation.
Without the bank statements, we cannot verify the income and the advance payment, therefore your application will be rejected.
Please note that all documents submitted with your application, including the application form will remain confidential. Only the application evaluation committee will have access to your documents.
When an apartment is displayed as "Available," all customers can submit their applications to book that apartment.
When an apartment shows "Applied by numbers of customers," it means several customers have submitted applications for that apartment.
After reviewing the applications, we will contact the qualified customers to verify their information and documents. Once we identify the most suitable customer, we will proceed to collect the booking fee of 50,000 MVR for that apartment from the selected customer, and the apartment's status on the website will change to "Pending".
When an apartment is in the "Pending" status, all other customers will not be able to apply for booking that apartment. We will hold the booking for the customer who paid the booking fee for 30 days to allow them to complete all the necessary procedures. If the customer cannot complete the procedures as required, we will review the situation case by case. If the customer is found not to qualify for the apartment, we will revert the apartment's status back to "Available".
Yes, all our publicly listed prices already include the 8% GST.
